In the Yucatán Peninsula, located in the Southeast of the country, lies one of Mexico's most promising tourist destinations: Celestún. This charming and picturesque fishing community with white sands offers unparalleled potential for the development of high-quality tourist complexes due to having one of the best beaches in Latin America.
The port of Celestún is located in the northwest of the state of Yucatán, 95 kilometers from the city of Mérida, which is the capital of this state. It can be reached in less than an hour by road. Its location is privileged as it is situated in an area with exotic natural attractions and little tourist investment, allowing for the development of projects at a lower cost than in other parts of the state.
The property we are promoting is a plot of land located on the beach, in a surrounding area that is still virgin where tropical vegetation can be found and with a warm climate for most of the year. At the edges of the property, the port of Celestún is to the left and to the right are two tourist complexes called Playa Maya Resort and Hotel Xixim, which are not visible from the land. This gives this stretch of beach a lot of privacy to develop an ecotourism project.
According to the UGA (Environmental Management Unit) that applies to the beach area of the municipality where the property is located, the density for tourism-type construction is 20%.
If we take only 3,000 M2 for housing construction, we would have 1,471.00 M2 left for the installation of pools, bars, restaurants, gyms, warehouses, electricity generation, etc. It would double.
The buildings that can be projected on this land must be within the 20% mentioned in the density, taking into account the land area, what we commonly call "footprint"; however, the regulation allows for the construction of 3 upper levels, which would triple the construction percentage if necessary.

La propiedad que estamos promoviendo es un terreno ubicado en la playa, un área circundante aún virgen en dónde se pueden encontrar vegetación propia del trópico mexcano y con un clima cálido en la mayor parte del año. A los extrenos de la propiedad se encuentra el puerto de Celestún por la izquierda y a la derecha dos complejos turísticos denominados Playa Maya Resort y Hotel Xixim que no se aprecian desde el terreno. Esto da a esta extensión de playa mucha privacidad para desarrollar un proyecto ecoturístico.
De acuerdo a la UGA (Unidad de Gestión Ambiental) que aplica para la zona de playa del municipio en donde se encuentra la propiedad, la densidad para consutrcción tipo turismo es del 20%.
Si tomamos solamente 3,000 M2 para construcción de vivienda, nos quedaría 1,471.00 M2 para instalación de piscinas, bares, restaurantes, gimnasios, bodegas, generación de energía eléctrica, etc. Se incrementaría al doble.
Las edificaciones que se puedan proyectar en este terreno tienen que ser dentro del 20% mencionado en la densidad tomando en cuenta metraje en tierra, lo que comúnmentellamamos “huella”, sin embargo, la regulación permite la construcción de 3 niveles superiores con lo que el porcentaje de construcción se incrementaría al triple, en caso necesario.
